Mobile Mechanical and Electrical Maintenance Technician
Metallic & Electrical Maintenance and First Responder (maintenance, repairs, and small installation works)
- Carry out electrical, mechanical, and minor maintenance works in commercial spaces, residential flats, and common areas in a private estate in line with established procedure to meet contractual and client’s needs.
- Oversee support specialist sub‑contractors and projects from a site perspective and liaise with clients and tenants.
- Undertake small fabric works, first fix, and make safe.
Contract Works
- Carry out planned and reactive maintenance engineering services as required to the client’s specification and BESA SFG 20 Standard Maintenance Specification.
- Carry out small fabric works and first fix calls, including plumbing and drainage calls.
- Respect tenants privacy and security.
- Ensure works are carried out in line with current regulations, legislation, company objectives, policies, and procedures. Complete all necessary paperwork.
- Keep accurate records and job sheets as issued by company CAFRM package.
- Identify risks and hazards and find workable solutions to rectify these issues.
- Ensure health and safety are always adhered to.
- Identify equipment/appliances in the building which need fixing/replacing (e.g., white goods, emergency, internal and external lighting, general fabric).
- Inform your manager and the site contact of work that needs to be carried out, explaining the potential impact of failing to do these works.
- Take appropriate steps to fix or make safe issues found immediately onsite.
- Assist any contractors by directing them to work needed and explaining the situation.
- Assist in sourcing parts needed from suppliers for different equipment or appliances as the need arises; relay this information to the buying team in a timely manner.
- Identify tools, materials and time needed to complete new work and communicate as necessary to allow cost/benefit assessment and variations raised prior to work being completed.
- Maintain necessary tools in a secure and good working condition.
- Inform the appropriate person (e.g., site security guard, building/facilities manager) of anything related to building management that is outside of the engineering remit.
- Prepare routine reports, audits, certification for yourself and management to adhere to.
Health and Safety
- Work to RAMS provided on contractual agreements.
- Carry out and record risk assessments of routine and non‑routine work so that all those involved are aware of the type, level, and likelihood of risks associated with a piece of work.
- Identify anything hazardous that will affect site engineers or visitors to the site.
- Take appropriate action to notify all required, including the site manager, of the danger and rectify the situation.
- Wear appropriate protective clothing as required in carrying out work.
Skills/Qualifications
- Level 3 or higher Diploma in Electrical (City and Guilds Certified).
- Level 3 Award in the Requirements for Electrical Installations - BS7671:2018 including Amendment 2 (Desirable).
- T Level in Building Services Engineering for Construction.
- 5 years’ experience in electrical or maintenance services.
